AI and events at the Profile Members’ Breakfast (July 2026)

Thanks to Nicholas Barrows and the beautifully refurbished offices of Devonshires for hosting our July members’ breakfast meeting near sunny Finsbury Circus Gardens.

Twelve people representing architects, surveyors, developers, consultants, lawyers and real estate charities gathered with the Profile HQ team and some Advisory Board members. With the theme of real estate trends it was a far-reaching discussion.

Not surprisingly, there was early discussion of the transition to AI search and how this changes the game for content strategy and media relations. This progressed to exchanging experiences of which AI platforms were being used (Claude was popular). There was particular interest in AI supporting bid writing and RFP analysis – although integration with marketing data is posing issues as well as raising governance and ethical concerns.

It was fascinating to hear views on the effectiveness of exhibiting and sponsorship (panels and roundtables) at major property events such as Real Estate UK, Built World Summit (New London Architecture), London Real Estate Forum, London Design Festival, Opportunity London, UKREiiF (where will it go after Leeds?) and the lack-lustre UK presence at Munich’s Expo Real.

The lively discussion extended to the potential impact of devolution on the efforts to promote London to international investors, Renters Rights and Leasehold Reform legislation, the need to change taxation on refurbishments, repurposing buildings for social housing and senior living, promoting neighbourhoods with podcasts and how clients may try to leverage AI advances to put pressure on fees.

Build and manage AI agents (June 2026)

On 2nd June, Profile members battled through tube strikes and torrential rain to join us at the fantastic offices of GIA Surveyors in Waterloo.

Ben Lee (Fractional Head of AI) at Bidwells – and his partner in work and life – Isabelle Figueirdo, provided a tour de force (in less than an hour) on how to build and manage AI agents.

It felt like software engineering 101. Ben’s “show and tell” demonstrated how AI agents access folders and files and collectively become AI operating systems. An accident resulting in a broken arm gave him a month to develop his AI routines. His use case was a Cambridge Residential Rental Market report where the agent produced a full campaign plan and all the marketing assets.

We glimpsed his Claude Code file – a 25-page document containing the knowledge, operations and routines. He explained that an “agentic harness” is the software infrastructure that wraps around an AI model to turn it into an autonomous, working agent.

Isabel, as business analyst, created playbooks that guide multiple AI agents – making decisions or seeking human intervention. Her process spanned: 1. Purpose and inputs 2. Steps and 3. Outputs and edge cases.

Ben observed that Anthropic’s Claude Code is being emulated by Microsoft’s CoPilot Cowork which will be available soon. The key message was that to compound the business value of AI you need to document your processes – and enshrine them in playbooks.

UKREiif preview (February 2026)

“Leeds isn’t Cannes, but increasingly, that’s the point.

A preview from Jason M. of UKREiiF of the 2026 conference, at this morning’s Profile Network breakfast briefing:

✔️ 18,000 delegates expected (up from 16,000)
✔️ 20 different content streams with both invitation-only and open events for each
✔️ 10% target for investor delegates, although sponsors currently look weighted towards public sector
✔️ A new marketing day, with dedicated space & content aimed at place/space marketers – with an option of a 1-day pass just for marketers!
✔️ More pavilions, additional entrance and expanded F&B choices
Still the same hotel situation. I’m hearing some horror stories, even for repeat customers.

Start the Year lunch with Estates Gazette magazine (January 2026)

On Friday 30th January, a select group of the real estate professionals gathered for the annual Start the Year lunch at the exclusive private members Home Grown Club to hear from Tim Burke, editor of Estates Gazette

Duncan Lamb, former chair of Profile Property Marketing Network, joined us as Profile starts it life as a sister organisation to PM Forum. As well as guests from property developers, surveyors, architectural practices and PR consultants – there was a good representation from law firms who are active in the sector. There were also leaders from UKREiiF, who had hosted a Profile members breakfast in January at Boodle Hatfield’s offices and the leading property charity LandAid.

Tim’s address was heartful. Following the acquisition of Estates Gazette by Mark Allen Group almost exactly a year ago – he had taken the helm at the 170 year old property media stalwart with a smaller editorial team and a complete lack of data. And he is proud that they still maintain a print copy version.

There was lively discussion – facilitated by Richard Chaplin – about the year ahead for both residential and commercial markets. Topics included: international capital, the Planning Bill, construction contractors, housing, US brands, the office market rebound, development pipeline resurgence and ESG.  I lost count of how many times the words “volatile” was mentioned (probably the same number of “Trump” references!)

We are all anticipating MIPIM in March and the revamped much-loved Estates Gazette awards.

Historically, Profile championed media relations and communications in the property sector. This event confirmed that it remains so – whilst branching into broader marketing and business development themes. And the key message? “Be bold”
